How to get rough dimensions for a more accurate live bid

Why Measurements Matter

Contractors bid based on square footage and scope. The more accurate your initial measurements, the tighter their bids will be—and the fewer surprises you'll have later.

1Roofing Measurements

Step 1: Measure Your Home's Footprint

Walk around your house with a measuring tape (or use the property records from your county assessor's office).

  • Measure length and width of each section
  • Example: 40' × 30' = 1,200 sq ft footprint

Step 2: Account for Roof Pitch

Your roof's slope adds surface area. Use this multiplier:

  • Flat/Low pitch: Multiply by 1.0-1.1
  • Medium pitch (most homes): Multiply by 1.15-1.2
  • Steep pitch: Multiply by 1.3-1.4

Quick Example Calculation

1,200 sq ft footprint × 1.2 (medium pitch) = 1,440 sq ft roof

Pro tip: Round up to the nearest "square" (100 sq ft). So 1,440 sq ft = 15 squares.

2Window & Door Measurements

Measure Each Opening

  • Width: Inside of frame to inside of frame
  • Height: Top of frame to sill
  • Count total: List how many of each size
